Moving out of a rented property? Worried about getting your deposit back? You're not alone.

Getting the deposit back at the end of the tenancy is one of renters' biggest concerns. There are a number of things that can affect whether or not you receive your deposit back in full, such as owing rent, damage to the property and how clean you leave it. Landlords and letting agencies usually expect you to leave the property in the same condition as you found it and this is likely to be written in the contract you signed, at the beginning of your tenancy. Failing to do so, could leave you out of pocket.

Of course 'reasonable wear and tear' is to be expected and a landlord or letting agency cannot take money from your deposit for things that gradually get worse or need replacing over time, such as paintwork, carpets and pieces of furniture. If they do so, you may need to contact Citizen's Advice and challenge your Landlord. However, not cleaning the property to a reasonable standard, leaving marks on the walls and carpet staining could all eat into your deposit at the end of your tenancy.

Cleaning a rented property to a high standard before exiting it can be a big job and one you may not have time to do. Luckily, End of Tenancy cleaning services exist and give you a better chance of getting your deposit back in full.

What is End of Tenancy Cleaning?

This is a cleaning is a service provided by professional domestic cleaning companies like ourselves. It's basically a deep cleaning service offered to those leaving a rented property. It involves cleaning the property from top to bottom and can include additional services such as appliance cleaning, oven cleaning and carpet shampooing. Domestic cleaners are used to working with landlords and letting agencies and therefore have great knowledge of their expectations and what is required in order to pass cleaning checks.

What do you need to clean when you move out of a rented property?

The simple answer to this is everything. You can't really go over the top when it comes to cleaning your property for its final inspection. Our advice is to go from room to room making a checklist of all the things you need to clean. It's also worth referring to the inventory you will have received at the start of your tenancy.

Kitchen cleaning

When it comes to the end of your tenancy, the kitchen is one room in your home that will require a lot of care and attention. In addition to any appliances, you'll need to clean the splash backs and tiling in your cooking area, as well as things like the extractor above your hob. Don't forget to remove the filter, so you can give that a good old scrub too!

Oven cleaning

Something that often gets forgotten is the oven and we hate to say it but unless you clean it regularly, it could require a bit of elbow grease to get it spotless. Landlords have been known to get quite picky over the state of the ovens, so even if you don't want to pay for a full home clean, having your oven professionally cleaned is a wise decision to make.

Furnishings and white goods

If you live in a furnished rented property or one with white goods included, it's important to make sure everything is dust and dirt free. As we said before, fair wear and tear is to be expected but your landlord or letting agency won't make allowances for lack of cleanliness. If you don't clean it, they'll have to pay for it to be cleaned, which is why you'll lose out on your deposit.

Carpets

One of the hardest things to get clean is are and they can be even trickier if you live in a rented property with pets. Of course, there are plenty of products on the market for DIY carpet cleaning but if you'd rather pay for your carpets to be cleaned professionally, choose a cleaning company that offers carpet spot cleaning or carpet deep cleaning (depending on your requirements.) Some letting agencies and landlords require tenants to pay for a professional carpet clean if they have pets in the property. If this is the case, it should be written in your contract.

Bathrooms

It's important to pay close attention to bathrooms - particularly the grouting between your tiles. If this hasn't been cleaned regularly, it may have gone and orangey-brown colour. You may also notice pink limescale around your bath and shower. All of this needs to be cleaned off before you leave a rented property. Supermarket cleaning products will do the job but if you don't have time, this is something that a professional domestic cleaning service will cover.

Cobwebs

It may sound obvious that you need to get rid of any cobwebs in your home but they're one of the things that can go unnoticed  - except by the letting agency inspecting the property! Be sure to spend time dusting the ceilings, corners and any beams in your home. You will also need to check around any light fittings, as they're a common place for dust to gather. Getting rid of cobwebs will show your Landlord or the letting agency inspecting the property that you have been meticulous in your cleaning efforts.

Professional EoT Cleaning vs. DIY

When deciding between hiring a cleaning company for cleaning or doing it yourself, you need to weigh up the pros and cons. For a lot of people, it starts with costs and of course, it'll seem like the cheaper option to clean it yourself. That's somewhat true because hiring professional cleaners is going to cost you money, however, you also need to consider the time it will take you. Can you afford to spend time cleaning your property from top to bottom? Do you even have the time to get your home as clean as it needs to be? If the answer is no, then hiring domestic cleaners could be more cost effective.

Another benefit of paying for a cleaning service is that it will be carried out by experienced professionals, who can achieve a higher standard of cleaning. The cleaner the property is, the more likely you are to get your deposit back. So, again, it could be the most cost effective option in the long run.

There's also the fact that professional cleaners will come equipped with everything they need for the job. From anti-bacterial sprays to oven cleaners and carpet vacuums, there's nothing they won't have!

As we mentioned before, professional cleaning companies, like NG1 City Cleaners, tend to have existing relationships with letting agencies and landlords. This means they have sound 'insider knowledge' of what's required in terms of cleaning, for a deposit to be returned in full. By working with domestic cleaners, you can have the peace of mind that your property will be cleaned to the highest standards and nothing will be missed. You will also be able to give a copy of your invoice to the letting agency or your landlord to show you have paid to have the property professionally cleaned.

We can't speak for every cleaning company but NG1 City Cleaners will do everything in our power to leave your home spotless and help you stand the best chance of getting your rental deposit back.

How much does End of Tenancy cleaning cost?

Most domestic cleaners won't have a flat fee for their deep cleaning service, as it will depend on a number of factors including:

  • The size of the property (the larger the property, the more it'll cost)
  • The condition of the property (if you've cleaned regularly, it probably won't take as long and will cost less)
  • Additional services required (extra charges for oven cleaning, carpet spot cleaning, carpet shampooing etc.)

The best thing to do is get in touch for a bespoke quote. You can do this on the NG1 City Cleaners website by using our online booking form, emailing over your details to info@ng1citycleaners.co.uk or using our call back service TEL: 0115 948 4686
